SSE moves into Glasgow's Aurora building

SSE is to expand its presence in Glasgow following a lease agreement for Aurora at 120 Bothwell Street.

The energy company has secured 62,000 square feet across four floors of the office building which recently reached practical completion of its ambitious renovation project.

The Aurora space is in addition to SSE’s existing office on Waterloo Street. The building is owned by Forma Real Estate Fund and is being renovated in partnership with HFD Property.

Aurora provides 175,000 sq ft of Grade A office space in the heart of Glasgow’s central business and international financial services districts, where the supply of high quality stock is diminishing. With five pre-completion tenancies agreed, 73% of the building is accounted for and there is already interest in the remaining space.

One of Scotland’s most sustainable offices, Aurora has achieved Net Zero Carbon, an ‘A+’ Energy Performance Certificate (EPC), BREEAM ‘Excellent’, and is powered by 100% renewable sources. The renovation of the building will also deliver a 77% reduction in carbon emissions compared to an equivalent new property.

Offering a range of on-site amenities, Aurora features a 4,000 square foot rooftop terrace, an upgraded reception with flexible meeting spaces and a biophilia linking new café area, auditorium facilities and a podcast studio. Quality end-of-trip facilities will encourage active travel, with 200 cycle racks and 21 showers.

Forma Real Estate Fund was represented by CBRE, while SSE was represented by MC2.

Ben Dickins, Head of Asset Management (UK) at Forma Real Estate Fund, said: “Sustainability is at the heart of SSE’s business and the fact that the company has chosen Aurora as its new base in Glasgow speaks volumes. long on the building references. Aurora offers the ideal combination of cutting-edge green features and amenities, combined with an accessible downtown location. Upon practical completion and strong interest in the remaining space, we hope to announce further transactions before the end of the year.

Stephen Lewis, Managing Director of HFD Property, added: “The overall concept of Aurora is to provide what modern occupiers need in their office space: a dynamic workplace in a sustainable environment, with access to the best facilities of their class in a city center location. which you can reach by different means. Sustainability has been absolutely essential to the project throughout and, with this in mind, it is fitting that we welcome SSE as one of the main occupants of the building.

David Tate, Director of Real Estate and FM at SSE, said: “SSE continues to invest billions in the transition to net zero and to support this expansion we have decided to enter into this lease in Aurora which is ideally located, and only a few minutes away. ‘ walk to One Waterloo Street.

“Now that the lease has been concluded, work is progressing to develop a detailed project plan to ensure the new building fully meets the needs of those who will move into it. Colleagues are expected to move towards the end of 2025.”
