A 10-story condo building with 174 new apartments could see the light of day in Brampton

A new condominium apartment complex could be coming to Brampton with more than 170 new units, underground parking and rooftop amenities.

Developers are set to bring a 10-storey condominium building to Cottrelle Boulevard in Brampton after a planning and development committee meeting Monday.

The city is moving forward with the zoning applications needed to move the project out of the pre-construction phase.

The project is called Valley Creek Condominiums and will include 11 studios, 95 one-bedroom units, another 59 two-bedroom units and nine three-bedroom units.

The 174-unit condominium building is planned to extend south of Cottrelle Boulevard and west of McVean Drive and was originally planned to be a multi-building development.

Brampton City Council refused the initial application for a seven-storey building with three-storey stacked townhouses in 2021 – a decision that was appealed by the Ontario Lands Tribunal.

But the new development application ditched the townhouses and instead proposed “building setbacks” of 33 to 38 meters to build a 10-story building.

Plans include parking for 209 vehicles, including 174 resident spaces (one for each unit) and 35 visitor spaces in an underground garage. There will also be room for 34 bicycle parking spaces and rooftop equipment.

A report to the planning and development committee said “no further notice or public meetings” were required for the project. The report has been received and recommends approval of zoning changes for the project.

The development application received a sustainability rating of 53, which meets Brampton’s “Bronze” threshold, the report said.
